The 2024–2025 Dwellworks ESG Impact Report: Values and Performance
At Dwellworks, our Environmental, Social, and Governance (ESG) performance is not ancillary to what we do – it’s a direct reflection of our core values in action. Since our founding in 2007, we’ve operated with Integrity, Teamwork, Performance, Innovation, and Fun as our guiding principles. These values power every service we deliver, every relationship we build, and every solution we develop for clients and customers around the world.
In our 2024–2025 ESG Impact Report, we’ve provided an update on how these values continue to translate into actions in a sustainable framework. This year’s report builds on our legacy of data-driven decision making, transparent reporting, and meaningful progress across all ESG areas—environmental sustainability, social commitment, and strong governance. As a leading provider of mobility and housing solutions for corporate travel and relocation clients worldwide, Dwellworks understands the high expectations of our clients, service partners, and global stakeholders—and we’re proud to be meeting them.
As our President and CEO, James Conigliaro, notes in the introduction to this year’s report:
“As a service partner supporting global talent mobility and business travel, Dwellworks is expected to meet commercial standards for operational excellence as well as to demonstrate an understanding of the diverse needs of clients and customers at various points in the mobility experience.”
Let’s explore the highlights from this year’s ESG initiatives.
Environmental Sustainability: A Commitment to Measurable Impact
Today, more than 90% of our current and prospective clients have formal sustainability expectations for their suppliers, from reducing carbon emissions to earning certification of program goals and performance through external experts. As a company grounded in facts and data as well as a business that partners with clients in defining and achieving goals, Dwellworks does not just report on carbon emissions statistics, we’re also proactively making changes to operate more efficiently and set new standards of performance for our industry.
Aligning with stakeholder expectations, we participate in an annual EcoVadis sustainability audit, which benchmarks our practices against global standards. This assessment confirms that we meet environmental compliance regulations in every country where we operate and sets guidelines for us for incremental improvement. Dwellworks is also a member of the UN Global Compact and has had our zero-emissions goals approved by the Science-Based Targets initiative (SBTi).
Our commitment is not limited to external validation. In 2024, we took a leading role in supporting the development of a standardized carbon calculator for use across the global corporate housing industry. This initiative led by the Corporate Housing Providers Association (CHPA), where Dwellworks co-chairs the Sustainability Task Force, helps clients assess the specific ‘carbon cost’ of a stay in temporary accommodations and supports more sustainable travel decisions as well as greener mobility.
Our digital destination services and our Destination Services Transformation project are reducing emissions by delivering more precise and specific local information to customers on-demand through AI-supported responses from our myDwellworks® platform. We’re answering more questions faster and in advance of arrival at the new destination, making on-location property searches more focused and efficient and less carbon intensive.
Social Commitment: Empowering People, Supporting Communities
Our business is global, but our service is local. The people of Dwellworks—from the Program Manager in Hong Kong to the Operations Service Director in Dublin to the Destination Consultants in remote Minot, North Dakota—are at the heart of everything we do. We don’t separate teams into "back office" and "front line." Everyone contributes, everyone matters, and everyone is invested in the customer experience.
To attract and retain world-class talent, we’ve built a workplace that supports opportunity, innovation, and flexibility. Our strong culture of promotion from within, combined with the encouragement to lead change from the front lines, has allowed associates to shape initiatives ranging from insight for AI tools to digital process transformation and more sustainable service delivery.
We’ve earned 98.8% customer satisfaction scores by asking our customers for direct and frequent feedback, which our teams analyze for action and opportunity. In working together for the best outcomes for customers and our team, our associates are encouraged to recognize and celebrate one another. The company builds its Employer of Choice reputation by supporting employee well-being through our associate-led Engagement and Connection committees, which foster teamwork and belonging to Dwellworks globally aware culture with actions and events throughout the year.
In the locations where we are based, our people lead community engagement efforts that are an extension of their personal values as well as the core values of Dwellworks. Across our global footprint, Dwellworks associates organize and participate in a wide range of volunteer activities:
- Donating food and preparing meals at local shelters
- Providing real-time work experience and global business exposure to college students
- Building an industry talent pipeline in partnership with mentorship organizations
- Repurposing technology hardware (and bypassing landfills) through donations to community centers
- Sponsoring non-profit organizations who share our mission and purpose
Governance: Integrity is Foundational to Our Program Results
At Dwellworks, we realized early on that committing to an ESG program would begin with Governance. Having core process documentation, human resources and code of conduct policies, and an effective Enterprise Risk Management Committee already in place enabled us to add on specific commitments and support for Environmental and Social initiatives. At Dwellworks, good governance is an embedded practice – it’s a discipline and a differentiator.
Our governance practices are aligned with the expectations of our clients, partners, regulators, and the communities we serve. From day one, we’ve built a business around core values, starting with Integrity, and our operations and ESG reporting meet or exceed every external assessment standard, including:
- A global Code of Conduct for associates and partners
- Annual compliance training on data security, labor laws, and ethical business practices
- Formal anti-bribery and anti-human trafficking policies and training
- Consistent application of GDPR requirements as our global data privacy standard
- HSSE standards in place across our global operations
We also complete a SOC 2 audit annually to provide independent assurance that our systems meet industry standards for security, uptime, and processing integrity.
Our 2024-2025 ESG Impact Report features a key perspective from Walter Dannemiller, III, VP, Legal at Dwellworks and current chair WERC Global and Legal Compliance Forum, who reinforces the role of transparency in the value creation we enable for our clients:
“By prioritizing diligence, transparency, and responsibility, we create lasting value for everyone that we serve.”
Looking Ahead: An Evolving ESG Journey
The world is in a period of transformation – as are ESG programs in general and our own business and industry in particular. With the transition of leadership that Dwellworks announced in mid-2024 – James Conigliaro adding the role of CEO and Bob Rosing taking on the role of Executive Chairman – Dwellworks is prepared for the next stage in our business evolution. We are focused on operational excellence, accelerated technology deployment, and sustainable business practices in all their forms, grounded as always in stakeholder expectations and guided by our core values.
We recognize that ESG expectations will evolve. Whether it’s embedding AI assistants in myDwellworks®, expanding our team and network talent sourcing and development, or leading the charge in building greener mobility solutions in destination services and temporary living, Dwellworks is committed to the core ESG tenets of people, planet, and prosperity.
We thank our global network of clients, customers, associates, and partners for sharing in the successes and learnings of our ESG journey. Your input, support, and partnership help us to continue raising the bar.
