As Q3 2025 unfolds, the more muted business activity in the first half of the year is showing signs of gearing up. Research from the Global Business Travelers Association (GBTA), indicates that global business travel spend continues to grow year over year. The International Monetary Fund (IMF) has also adjusted its 2025 predictions for global GDP growth upwards, based on strong economic fundamentals and a stabilizing global trade environment.

In the corporate relocation and business travel accommodations sector, we observe mostly stable pricing in short-term temporary living rentals, supported by generally sufficient supply in most markets. Note that in markets with greater rental inventory challenges overall, such as San Francisco, New York City, Amsterdam, and Munich, the cost of furnished accommodations is reflected in higher average daily rates (ADRs).

Long-term rental rates in the US remain stable due to adequate-to-excess supply in many markets. In EMEA, where social housing policies and stricter rental regulations are more common, prices in highly desirable neighborhoods appealing to expats are higher, reflecting competition and local landlords' ability to choose tenants among multiple applicants for every listing.

 

Key Trends Shaping Q3 Rental Markets for Relocation & Business Travel 

As the global economy adapts to evolving dynamics in the second half of 2025, we’ve spotlighted several key trends and influences impacting rental accommodations in key global business destinations.

  1. A Stable US Rental Market with Some Important Exceptions: The national apartment vacancy rate in the US is approximately 8%, with most high-volume relocation markets reporting vacancy rates of 5% or higher. With more inventory, rental prices overall in the US are stable. Notable exceptions include Boston, experiencing a surge in employment growth, and New York City, where vacancy hovers around 1% and average monthly rent in high-profile neighborhoods exceeds $5000/month. The FARE Act, which became law in New York City in June 2025, shifts the cost of broker listing fees from tenants to landlords.   2. Changing Market Dynamics in Mexico and Canada: Mexico City has steadily grown as a global knowledge worker destination, leading to protests from local residents in the capital, demanding relief from resulting increases in rental costs. In areas like Condesa, Roma, and Polanco, landlords are becoming less flexible in their terms, especially regarding deposits, proof of ability to pay, and pet policies. In Canada, government policy has encouraged the building of more apartment supply, while demand has dropped off due to revised immigration laws and a slowing economy. Lower demand means some price relief, but prices remain high in premium locations.

  3. Highly Competitive Rental Markets in European Business Destinations: The UK and many countries in the EU are actively recruiting skilled global talent in the face of declining local populations. Easier paths to visa and residency approvals, however, do not always mean faster access to housing. Dublin, Amsterdam, Luxembourg, Munich, and Zurich are among the markets experiencing price pressure due to more demand than supply. There is some built-to-rent development in London, and in Paris more rentals are available now than at this time last year during the Olympics. Apartments in prime locations continue to attract multiple, sometimes hundreds, of applicants. Appealing solutions may be found in close-in suburbs which often offer more space and more availability in schools and are easily reached by first-rate public transportation systems.
  1. Projects-Related Business Travel to the Middle East Continues to Climb: Abu Dhabi, the capital of the United Arab Emirates, has seen the greatest increase in housing requests in 2025. As the region accelerates its economic diversification from petroleum dependency, we see increased demand from the infrastructure, finance, and consulting sectors, specifically for projects-related travel and stays.
